Understanding the current direction of the market in your area is key to presenting and pricing your property so you receive the best offer.
We will prepare a thorough market analysis of current comparable properties for sale, those that have sold within the last several months, and discuss pricing strategies.
While it may be tempting to list with an agent who promises the highest price for your property, market data is the best indication of where your home is likely to sell.
Pricing a property above current market value can result in a disappointing experience--often prices need to be lowered slowly, painfully, requiring a longer timeline, continuing property maintenance and carrying costs, and usually ends up in receiving an offer at or below what the initial market price would have been with a clearer pricing strategy.

Preparing Your Property For Sale
Although it can feel more convenient to list a property with very little preparation, making small changes generally results in a smoother experience for you, and for your buyer.
Property preparation can include the following:
Removing personal items inside and out
Painting inside and out
Refinish wood floors or refresh carpeting/tile as needed
Initial Inspection to reveal which repairs should be completed vs. disclosed as-is
Pest Inspection
Natural Hazard Inspection

Negotiation and Closing
Once your property is "live" on the market, including our shared pool of "coming soon" listings and then the MLS, the sales period begins.
The first 10 days of on-market activity is the strongest indicator of a successful pricing strategy and marketing. Our goal is to present your property to as many people as possible who are looking for property in this area, of this size and condition, at the correct price.
Typically we will present your property to local Real Estate professionals, then the general public. Depending on market activity, we may opt to schedule an offer date.
We will work with you to evaluate offers for pricing, terms, schedule and likelihood to close, and negotiate on your behalf with all interested parties. Our goal is to close escrow successfully, at market price, while protecting your interests.
